18 Morton Street

Historical Narrative: 

Morton St. has had four different names; Greene St, Pike St., East Morton St. and now Morton St. The Bartlet St. extension from Punchard Ave. southward up the hill to Morton was laid out by the town in 1882-3 when the school complex of John Dove School built 1878 and Stowe School competed in 1888.

This property was once owned by Willard Pike who purchased 2¾ acres on Aug. 26, 1845 for $600 from Samuel Abbott & William Abbott. The property ran 36 rods (594’) along the lane (Morton St.) and was 12 rods deep (198’) to “the rear of the Methodist Society” land (126 Main St.). Willard Pike built two soap manufacturing houses adjoining this lot at 22 Morton St.
The 1850 Valuation assessed Pike’s holdings: Dwell house and barn $1000, Chandler house $800, J. Small place, House & Shop $650, 2 Soap houses & shed $1050, 3 acres land adjoining $600 = $4100. Farm Stock $205 Stock $100 = $305.

Willard Pike sold a 6 x 12 rod lot to Josiah S. Small, a house-wright, for $200 on Nov. 13, 1846. (rec. Aug. 28, 1847). Small took a $200 mortgage from Pike. The deed includes “Small to make & maintain the fence on the northerly line between said lot and my [Pike’s] own land.”
Josiah S. Small built the house on the lot.

Josiah S. Small was born on Jan. 1, 1810 in Dexter, Maine, son of Ebenezer & Hannah (Smith) Small. Josiah married on Dec. 6, 1832 in Dexter, to Amelia Aurelia Crocker b. 1813 in Dexter. They had nine children; George C. b. 1834, Joseph L. 1836, Rosco G. b. 1838, Aurelia A. b. 1842, Laura M. b. 1844 all in Maine and Rosetta Jane b. May 30, 1849, Marietta J. 1847 and Louisa Anna b. May 30, 1849 in Andover.
Josiah then sold the property back to Pike four years later for $850.The deed states “The lot of land where I now live, eastwardly of the land on which the Methodist Church lately stood… the same land I purchased from Pike on Nov. 13, 1846.”

Willard held the property for another 13 years then selling to Mary Jane Kingman, wife of George, who purchased the property for $1000 on Oct. 1, 1863. Willard reserved in the deed the right of his “crop near the house”. The property now abutted Howes lot on the west side at 16 Morton and Pike’s on the east side.

George Kingman was born in East Bridgewater On Mar. 30, 1828, son of Ezra & Frances (Howard) Kingman. George was the 9th child of 12. George married Mary Jane Norton b. 1830 in Sterling, MA. They had seven children; George H. b. 1853, Mary A. b. 1855, Elizabeth “Lizzie” b. 1858, Matilda Delia b. 1861, Ellen b. 1864, Frederick b. 1866 and Walter b. 1873. George was a sole cutter and salesman. Kingman owned for fourteen years and had moved to Haverhill, MA at the time of sale on Mar. 1, 1877 to William S. Jenkins.

William S. Jenkins was a contractor and built quality homes in Andover. He and his family lived at 118 Main St. Jenkins also acquired the two family Pike house at 22 Morton - 67 Bartlet Streets and the property at 63 Bartlet St. The property was used as rental-income properties by Jenkins. The Jenkins family owned the properties until 1924 when daughter Kate P. Jenkins sold off the parcels individually.
In the 1899 Directory we find Warren L. & Mattie Johnson renting the house. Warren was a florist and built greenhouses and a shop on the lot as they appear on the 1906 map of Andover Center. Warren Lincoln Johnson was born on Jan. 12, 1865 in Wilmington, MA son of Horatio & Elizabeth Johnson. Warren married in 1889 in Proctor, Nova Scotia to Martha “Mattie” Crocket b. Feb. 1862 in Middle River, Pictou, NS. dau. of William P. & Margaret Jane (Archibald) Crocket. They had four children; Edith H. b. Nov. 1890 N.S., Elizabeth Margaret b. Nov. 11, 1892 N.S.– d. Oct. 29, 1916 (Grad. of Abbot Academy 1914), Gile C. b. May 1895 and Muriel A. b. Dec. 1899. In 1899, 1900 & 1910 they lived at 18 Morton St. and Warren is listed as a florist. In 1912 Johnson purchased the Blunt-Berry house at 20 Salem St. and then ran a boarding house at Phillips Academy.

Frances M. Brainerd purchased the property on Sept. 3, 1924 and in May 1949 Frances placed the property in both her name and her sister's Gladys Brainerd. Frances died on Sept. 11, 1959 and Gladys became sole heir. Gladys lived in the two family house at #22 Morton.
Gladys sub-divided the properties in May 1971 and sold #18 Morton to Michael A. Rotondo on May 17, 1971. The property has since been owned by Thomas P. & Joan McCarron on Nov. 24, 1986, Paul & Susan MacInnis on May 21, 1993 and now Gail Ralston on Aug. 9, 2019.
