Historical Narrative:

#16 West Knoll Road – Hugh & Rose Bullock House “Broadview”
Formerly #340 Main St / #340 South Main St. and #14 West Knoll Rd.

The Georgian Revival house was built about 1922 for Hugh & Rose Bullock under the supervision of noted architect Guy Lowell of Boston and New York. The property was purchased by Rose E. Bullock on May 20, 1915 from Alice B. Dove, wife of Percival Dove, who owned “Southridge” at 290 South Main St. The parcel consisted of 24.26 acres to the east and south of the Dove estate with access from North Main St. and Holt Road.

The Bullock house was built facing south on the west knoll of the gentle sloping hill with far reaching views across fields. The home was named “Broadview” and was sited back 1000 feet from Main Street. A portion of West Knoll Road was the former driveway when the house when listed as 340 Main Street.

Hugh Bullock was working for the Converse Rubber Co. in Malden, MA from 1909 until he arrived in Andover to work as Superintendent for the Tyer Rubber Co. on Railroad St. Hugh was President of the company from 1935 to 1955 when he retired.

Hugh Bullock was born on June 23, 1880 in Kill Buck, Cattaraugus, NY on the Seneca Native American Reservation, son of Charles S. & Harriet M. Bullard. Hugh was tutored by his mother and attended school in Salamanca, NY graduating from Toledo High School in Ohio in 1898. Hugh then entered the Scott Manuel Training school in Toledo then entered employment in the U.S. Rubber Co. in Naugatuck, CT. Hugh opened the Beacon Falls Rubber Shoe Co. in Beacon Falls, CT. before heading to Malden in 1909.

Hugh married on Dec. 29, 1902 in Beacon Falls to Rose Ella Blunt b. Aug. 1881 in Wallingford, CT, daughter of Henry Andrews & Sadie (Price) Blunt. Hugh and Rose had three daughters: Margaret Elizabeth b. Oct. 30, 1904 in CT, Emily b. Jan. 24, 1913 and Caroline b. Jan. 15, 1915 both in Medford, MA.

In 1948 the Bullocks built a new smaller home across the street at 15 West Knoll Road and then sold “Broadview” with 2.68 acres on August 8, 1950 to Francis W. & Barbara V. Kiernan of Seabrook, NH. The home was listed at $43,500, with 10 rooms, 5 master bedrooms, 3½ baths, a servants’ bedroom and a 38’ breezeway connecting to a two stall garage. The property included a tournament size tennis court in need of reconditioning. Other portions of the property were sold along Holt Road to create Moreland Ave. and additional house lots on West Knoll.

Hugh died on Aug. 17, 1957 and Rose died two years later on Dec. 27, 1959. Emily Bullock remained living with her parents and the three sisters inherited the remaining property. Emily inherited the house at 15 West Knoll Rd.

Francis W. Kiernan is listed as a Consulting engineer working in Lawrence, MA. They held the property for 10 years, moved to Franconia, NH and sold to John Sr. & Katherine S. A. Bolton of Gloucester on June 17, 1960. Bolton then sold the house on Aug. 17, 1960 with 1.49 acres to Leander G. & Elizabeth M. Yeaton of Florida. The second parcel with the tennis court was omitted from the deed and then sold to Yeaton the following year in August 1961. Leander born 1925 is listed as an Executive, Elizabeth b. 1925 a homemaker. What confuses the deeds is the property was then listed as #14 West Knoll Rd. but returned to #16 when Jill A. Langston is the owner of “Broadview”.
