The deed lineage takes the property back to John Marland in 1848. Marland sold off several house lots in the village to builders and investors. This lot numbered 10 on a "Plan of land of John Marland April 1, 1848 was sold for $74.25 to John S. Bates, wife Mercy P. on April 1, 1848. Lot 10 contained 3712 1/2 square ft. John Bates was a house-wright and most likely built the home on this site and not Jacob Chickering, as previously stated. Bates sold the property with buildings for $400 to Arthur N. Bean, wife Caroline E. on Sept. 25, 1850. Arthur Bean was a " Stabler" and opened a livery business in Ballardvale. He took a $300 mortgage from William Foster at the time of purchase. The 1850 Andover Valuation Schedule lists Bean's property in West Parish as Dwelling house $600, Barn $150, and shed $100. No acreage is given.
Henry Mears purchased the property from Bean for $75 and assumed the outstanding $300. mortgage. Unfortunately Henry died a short time later and his father then sold the property to Patrick Riley for $850. on Feb. 17, 1866. Riley would later add to his land holdings with a second parcel acquired from George Tenney and Samuel Little on Mar. 4, 1867.
Patrick Riley was b. Nov. 6, 1837 in Ireland and came to America. He was a Spinner in the Ballard Vale Mill. Patrick married on July 20, 1867 to Beesy "Bessie" Harmon, b. Apr. 20, 1847 in Ireland, daughter of John Maurice & Beesy Harmon. Patrick and Beesy would have six children; Mary b. Aug. 1869, John A. b 1871, George F. b. 1872, Cassabel "Cassie" b. Nov. 1874, and Joseph A. b. Feb. 28, 1884. Patrick died on April 11, 1899 of heart disease. Beesy and children inherit the property. Beesy died of Typhoid pneumonia on Mar. 15, 1905. Both are interred at St. Augustine's Cemetery, Lupine Rd., Andover. MA.
Mary J. (Riley) Trow, wife of Henry J. Trow, John A. Riley, George F. Riley, Cassie I. Riley & Joseph Riley all inherit from their mother. The siblings then sell the property to their sister Mary j. Trow on Mar. 17, 1905. Mary J. & Henry Trow had four daughters: Katherine I., Mary V. Rita J. and Esther G. Trow. Mary J. Trow died on Nov. 20, 1927. The estate went to her children, Katherine I. Whitley of St. Paul, MN, Mary V. Naughton, Rita J. O'Connell and Esther G. Trow. They deed the property to their father Henry J. Trow in 1935.
In 1943 Henry J. Trow is working in sales at the Shawsheen Laundry and living at 103 River St. in Ballardvale.

Historical significance: Poore describes house with "brick basement" which was built by Jacob Chickering on River Street. This served as both a house and store in 1860's This home may have been 30 River St. and owned by John & Rose Riley.
