House in approximate location on 1884, 1888, 1906 and 1926 maps, not before. Locally known as being moved from Boxford and having an early intact kitchen according to Steve Delaney, Phillips Academy. House was moved (dragged by a team of oxen) to present location about 1805. Its attached barn was detached, brought along, and separately located a bit south of the heating plant. The dining room was the former carriage house. Present kitchen and back porch rooms were added later.

The Trustees of Phillips Academy owned both lots sold to Aaron Cummings on April 1, 1865. The first lot #25 Phillips St. was 2 rods, 19 rods and held the old house. A second lot of 21 acres was across the street at #26. The trustees voted to sell the lots on October 14, 1864, for $2200 but it came with deed restrictions. Only a dwelling house was allowed to be built on the site, must be 30 ft. from the boundary line of the street. Only necessary outbuildings could be erected. “No building shall be occupied or improved as an Inn, Tavern, Hotel, store, shop, or livery stable or restaurant. No mechanical or manufacturing trade or business shall be carried on upon the premises.” Aaron was a farmer, and the family would own the property for 75 years.

Aaron first lived at 25 Phillips St. until 1879 when he built the new house across the street. The 1870 Andover Valuation Aaron Cummings; House $1200, Barn $500, 22½ acres $1400 = $3100 Farm stock $137.
AA May 16, 1879 - Arron Cummings has sold his house and land on Phillips Street to Charles W. Hayward. Mr. Cummings is putting in the cellar for a new house on the opposite side of the street.
AA May 30, 1879 - E. Lawrence Barnard lately residing in Melrose, has leased the place recently owned by Aaron Cummings on Phillips street for three years.

Charles Warren Hayward was born Sept. 18, 1843, in Andover, son of Henry Albert & Polly Swain (Curtis) Hayward. The Hayward farm was at #82 Porter Rd. Charles was a student at Phillips Academy, English Dept. in 1862. Charles married on Dec. 15, 1867, to Elizabeth R. Downing b. April 13, 1846, dau. of Samuel & Rebecca Downing. Charles & Eliza had two children: Frederick Downing b. 1870 and Helen "Nellie" C. b. 1874. The 1880 Census reveals that Charles is running a boarding house for 32 boys & men ages 15 to 32 years of age, attending the Academy and Seminary. There are also 3 servants. The 1885 Directory list Charles on Phillips St running a boarding house. (Farrar House). Charles “was an active public citizen, holding several positions of trust. At one time he was agent at the local freight station”. In 1892 moved to Bradford, was the agent at Ward Hill for 12 years. Charles died on Aug. 29, 1916, in North Andover and interred at South Church cemetery.

Arthur Mason Knapp purchased the property from Hayward on July 9, 1892. Arthur was born Aug. 8, 1839, in VT, son of Hiram & Sophrina (Brown) Knapp. He graduated from Boston Latin and Harvard Class 1863. He taught at Phillips briefly and Brookline High School. In Jan. 1873 he became a Librarian at Boston Public Library
And later head conservator of Bates Hall. He married in July 1873 to Abby B. Bartlett b. 1836 in Brookline. Sadly, she died on Jan. 26, 1876, in Maine. It appears that Arthur used the house as income property. Arthur died on Dec. 27, 1898, in Boston. His estate went to his mother and then to brother George. Knapp family owned for 25 years then sold to Trustees of Philips Academy on July 13, 1917.
The house was converted into a two-family home.

1904 – 1915 - William H. Sleath & Mrs. Sarah– Engineer at PA & AA – William was b. 7/11/1857 in England, img. 1867, married Oct. 22, 1885, Sarah Elizabeth Lawrence b. 7/3/1865 in Ballardvale. Daughter Lilla Sophia b. 1888 – d. 1903. William died May 3, 1915, age 57. William did “eight years of service as engineer and night watchman at Abbot Academy, Mr. Sleath became engineer at Phillips Academy. In 1909 failing health forced him to take lighter work as janitor, and his faithful and conscientious service won the liking of the many P. A. boys in Bancroft Cottage and the confidence of his employers.”

1910 -1920 Robert McCoubrie b. 2/25/1868 in Kilmore, Ire. married Annie McCollough b. 1866 Ireland, six children: Henrietta, Mary J., Robert J. born Ire., Anna b. RI, Sarah & William in MA. Robert was a Janitor for PA until he retired in 1937.

1920 – 1943 Henry Solomon Hooper was the Bursar, then Comptroller & Associate Treasurer for the Academy. Henry was born March 4, 1859 in Dawson, N.B. Canada, img. 1893. Henry married on Oct. 30, 1915 to Anna C. Hart b. 1889 in Chelsea, MA , dau. of John F. & Caroline (Hook) Hart. Henry died of heart failure on May 25, 1953. “During all of his 38 years at Andover he was concerned with the business management of the school and was a devoted friend of thousands of students, faculty and alumni. He was especially closely connected with the major physical development of the academy buildings and grounds in the 20’s and 30’s. During those decades when Thomas Cochran gave so generously to Phillips academy, Mr. Hopper was closely associated with him in the development.” (AT- 5/28/1953).

In the 1930's the house was remodeled to serve as a retirement home for Thomas Cochran, but he died before he could move in.
After WWII Hopper moved to 15 School St.

1947 – 1978 Richard S. Pieters was born 1910, wife Norma K. b. 1912: children Richard S. Jr. b. 1948 and Stephen A. b. 1952. Richard was an Instructor of Mathematics at PA and later Head of the department. Richard was one of the strongest opponents to the plan of the school going coed. After the vote was taken to merge, he was quoted “a short time later when Dick stood up at Faculty meeting and said, “As you know, I opposed this action; but the vote has been taken, and now let’s make this the best damned coed school in the country.” (Youth From Every Quarter p. 673)
Hayward House also housed Phillips Academy boys until 1959.

In 2018 the Trustees of Phillips Academy came the decision that Hayward House was too costly to continue to maintain. They applied for a demolition permit with the Andover Preservation Commission. The house was deemed Historically Significant. Hayward House was razed about a year later.
