Historical Narrative:
The Ballardvale Machine Shop Corp., John Marland, President, purchased much of the property in the center of Ballardvale in 1847. The land was then sub-divided into house and store lots and the company began selling off parcels in 1848. John Marland and John Howe Jr. owned the parcel along Centre St. (now Center St.) and auctioned off 35 lots on July 28. 1847. The auctioneers were Loring, Abbott and Porter of Boston.
The Ballardvale Machine shop would begin selling off their holdings in 1848. Samuel Abbott of Boston and William Abbott of Andover followed suit with their property on Oak and Tewksbury Streets. The greater portion of the village center was developed at this period of time.
This lot #22 on the Marland & Howe 1847 map was sold to Edward Gustine Jr. & David Butler for $164.09 at the auction on July 28, 1847. The gentlemen took a mortgage loan from John Marland & John Howe Jr. for $147.46. The mortgage was later assigned to Marland from Howe and then to the Ballardvale Company in 1852 which took possession on April 14, 1852.
The property was sold to William H. Burtt on May 19, 1854. William P. Pierce then purchasedd the property for $800. on March 22, 1863. The deed states "with one and a half story dwelling house". Joseph P. Crosswell has the deed on March 22, 1864 which is sold to Garvin E> Gage of Woburn, MA on May 8, 1874.
James F. Hollingworth buys the property from Gage for $765. on May 22, 1874. James F. and his wife Mary F. own the home until their deaths. Mary F. Hollingworth's estate was administered by William A. Phelps, Executor. William then sells the estate to his wife Caroline A. Phelps on Nov. 22, 1892 for $1450. Phelps held the property for eleven years, then selling to Benjamin Shaw on April 18, 1903.
